Can you hold a property before I apply?
Unfortunately, we are unable to hold a home vacant before you apply. We can hold a property for 14 days after an approved application. -
Do I need to pay first and last month’s rent plus a security deposit?
Upon approval you will need to provide your security deposit, first months rent and any prorated rent that may be due -
How old do I have to be to apply?
Applicants must be at least 18 years old to enter into a binding lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are refundable as long as there is no damage beyond normal wear and tear, all rent is paid, and lease terms are fulfilled. Deductions may be made for unpaid rent, damages, or cleaning costs. -
When is a cosigner required?
A cosigner may be required if an applicant does not meet income, credit, or rental history qualifications. Cosigners must meet financial requirements and sign a guarantor agreement. -
How do I apply for a property?
All applications are processed online via our website. -
How do I pay rent?
Rent can be paid online through the tenant portal, by automatic bank transfer. After the 5th all payments must be certified funds and dropped off at our office. -
I want to get a pet. What should I do?
You will first need to talk with our office to ensure your home can accept pets. After this, our office will guide you through the pet screening process.
Pet Restrictions:
Animals generally listed as aggressive breeds will result in denial of having a pet added to your lease. You must send our office a picture of your pet for potential approval.

I want to move out, but my roommate wants to stay. What happens?
All tenants listed on the lease are responsible for the full lease term. If one tenant wishes to remain, they may need to qualify independently. -
My lease is ending and I plan to move out. What should I do?
Your lease requires a 30 day written notice prior to move-out. Please submit your intent to vacate in writing by the deadline to our office via email. -
Who is responsible for repairs and maintenance?
Management coordinates routine maintenance and repairs. Tenants may be responsible for damages resulting from negligence or misuse. Maintenance requests should be submitted promptly through your tenant portal.
